Ortigas Land showcased newest development located in Greenhills Center during the recently concluded Occupiers Market Briefing: Revitalize in the Great Expansion.
In the event, industry experts and representatives from various government agencies shared valuable insights on the current state and future of the country’s office and industrial sectors, including the advantages of returning to the physical office and workplace.
Ortigas Land is one of the Philippine’s trusted developers of master planned estates, residential towers and office buildings. It is the renowned developer of GH Tower, the first modern office tower in Greenhills, a sustainable building with 15 storeys of workspaces.
Emlin Mae Javillonar (second from left), Project Development Manager at Ortigas Land, shares insights on the GH Tower and the future of the country’s office real estate sector during the Occupiers Market Briefing: Revitalize in the Great Expansion event. Joining the discussion are Jet Yu (third from left), CEO of Prime Philippines, and Henrik Batallones (far left), Marketing and Communications Director at Supply Chain Management Association of the Philippines.
GH Tower is strategically situated at the very heart of Metro Manila, inside the well-loved Greenhills Center in San Juan City. Greenhills Center is currently undergoing a multi-billion redevelopment to transform the popular shopping district into a complete shop-play-live-work community. The master planned estate is envisioned to be an eco-efficient development that is pedestrian and bike-friendly, complemented by treelined streets and green open areas for the public. It features convenient commute with the numerous public transportation options available, such as bus, jeepney and UV Express.
The amenities of GH Tower stretch out from inside the four walls of the building into the shop and play components of the directly accessible GH Mall and Greenhills Estate. GH Tower delivers more than just a great work address. It also promotes a balanced work-life environment with plenty of activities to enjoy amongst colleagues and friends. The mall offers a diverse shopping experience with flagship retail stores, varied dining choices and full family entertainment.
GH Tower advocates sustainable living and environmental protection as it aspires for a LEED Silver Green Building Certification. It has a 100% glass façade that lessens the need for artificial lighting. The building’s glass windows have double low-e coating that blocks off ultraviolet rays and reduces heat gain. It boasts a biophilic lobby, low flow toilet fixtures, and LED-type lighting and automated lighting controls in common areas. Furthermore, GH Tower employs a Building Management System that can efficiently monitor energy usage and consumption.
Set to be completed in Q4 2023, GH Tower caters to the demands of the young and active workforce: Convenience, connectivity, comfort and a strong sense of community. GH Tower is not only a milestone for Ortigas Land. It also sends a positive impact to the local community by providing quality workspaces that promote sustainability and work-life balance. By creating more employment opportunities, enhancing urban mobility, and supporting local businesses, GH Tower contributes to the social and economic growth of San Juan City and its environs.
A Robust Demand For Quality Office Spaces
At the Occupiers Market Briefing, Jet Yu, Founder and CEO of Prime Philippines, shared his insights on the office occupancy rates within Metro Manila. He noted a gradual post-pandemic recovery and a robust demand for quality office spaces. Yu added that many offices are now locating in the Philippines due to the quality of talent and the reasonable cost of real estate.
A report by Colliers Philippines and Cushman & Wakefield said the office market in 2023 is expected to be driven by various sectors that have adapted to the new normal. The report added that office vacancies in Metro Manila are decreasing with more employees returning to onsite work and with more companies expanding their office space requirements.
Meanwhile, Emlin Mae Javillonar, Ortigas Land’s Project Development Manager, pictures GH Tower as a hub for collaboration, networking, and innovation.
“GH Tower is more than just an office building. It is a hotspot where great solutions and ideas are born. It is also integral to Ortigas Land’s vision of revitalizing and transforming Greenhills Center into a complete and inclusive one-stop destination for shopping, living, working, and recreational amenities for productive individuals,” she said.
Prospective tenants can take advantage of GH Tower’s flexible leasing options and unique offerings. Ortigas Land remains committed to delivering innovative products and exceptional customer experiences providing value for all stakeholders.
“We are hopeful that we will soon see the recovery of the nation’s office sector. Ortigas Land will continue its mission to build exceptional working spaces that mirror our core values,” Javillonar adds.
A Flexible Workplace for an Evolving Market
Ortigas Land recognizes the evolution of the workplace to complement the implementation of hybrid work arrangements. Its newer office spaces have an open set up which encourages collaboration. New elements have been introduced to entice more workers to return to an office environment such as pantry areas, quiet and sleeping pods, and collaboration areas with creative seating. Additional amenities include private gyms and game rooms.
GH Tower is designed with a center-core and column-free floor layout that give tenants flexibility in designing their unique workspaces. The building’s generous floor plate of 2,800 sqm. can accommodate both BPO and traditional tenants.
“GH Tower is the ideal workplace for the post-pandemic era. It transforms the workplace from being just an office to a more productive social environment.” Javillonar said.
